[color=#000000][font=宋体][size=10.5pt] 笔者房展会期间走访了观展的广大市民，广大市民还是觉得房价过高，普通家庭的经济难以承受高昂的房价，[/size][/font][size=10.5pt][font=Times New Roman]23[/font][/size][font=宋体][size=10.5pt]家楼盘两天半的时间总成交量两百多套的数据也体现了广大市民仍在观望的心态。而且马鞍山楼市开始“回暖”的迹象加上合肥市提高普通商品住房价格标准，不少市民担心这会使相近区域的开发商将房价往该标准上靠，会推高马鞍山房价。[/size][/font][size=10.5pt][/size][/color]

[color=#000000][font=宋体][size=10.5pt] 笔者房展会期间还走访了各大展区，目前马鞍山位于雨山区的楼盘均价在[/size][/font][size=10.5pt][font=Times New Roman]4000-4500[/font][/size][font=宋体][size=10.5pt]元[/size][/font][size=10.5pt][font=Times New Roman]/[/font][/size][font=宋体][size=10.5pt]平方米，金家庄区的楼盘均价在[/size][/font][size=10.5pt][font=Times New Roman]3500/[/font][/size][font=宋体][size=10.5pt]平方米左右，花山区的楼盘均价在[/size][/font][size=10.5pt][font=Times New Roman]3800[/font][/size][font=宋体][size=10.5pt]元[/size][/font][size=10.5pt][font=Times New Roman]/[/font][/size][font=宋体][size=10.5pt]平方米左右，当涂的楼盘的均价在[/size][/font][size=10.5pt][font=Times New Roman]3000[/font][/size][font=宋体][size=10.5pt]元[/size][/font][size=10.5pt][font=Times New Roman]/[/font][/size][font=宋体][size=10.5pt]平方米左右。相比较而言，雨山区的均价在全市均价算高的，现在各个楼盘的销售压力都比较大，没有哪家楼盘会主动提价，将购房者拒之门外。尽管到现在为止，马鞍山没有一家开发商公开宣布降价，但是，房展会上明显看出不少楼盘都加大了优惠措施，在一次性付款和商业贷款上面加大了力度，致使楼盘的价格每平方米实际上比原来低了好几百元，并且在按揭的首付比例上也进行了下调，使得更多家庭可以付得起首付进行按揭买房，而且在房展会当场购、订房给予一定的折扣等一些相应的优惠措施。[/size][/font][size=10.5pt][/size][/color]
